What is Asbestos?

Asbestos is a naturally occurring fibrous material which was used a lot as a building material in the UK, until it was banned in 1999. Asbestos hasn't been used in building or refurbishing homes since 2000.

When Asbestos materials age, become damaged or disturbed fibres can be released into the air. If you breathe these fibres in they can cause serious diseases. These diseases will not affect you immediately and can take a long time to develop.

Those considered most at risk of exposure to Asbestos fibres are tradesmen and maintenance workers who disturb the fabric of buildings during the course of their work.

We have a policy to ensure the Control of Asbestos Regulations 2012 are fully followed to ensure that tradespeople don't put themselves, customers or others at risk by disturbing Asbestos.

Any suspected Asbestos containing materials which are in good condition, should simply be left in place and not disturbed.

Removal or interference could cause Asbestos fibres to be released. You should avoid cutting, drilling into, sanding, nailing or scraping any suspect Asbestos.

Top tips

  • Asbestos that is in good condition and it is located somewhere where it can’t be easily damaged shouldn’t be a risk to you.
  • Samples are required to be taken of suspect materials to identify whether the materials is Asbestos or not.
  • Asbestos is only a danger when fibres are made airborne and breathed in.
  • You cannot see or smell Asbestos fibres in the air.
  • People who smoke and are exposed to Asbestos fibres are at a much greater risk of developing lung cancer.

We have a clear course of action for the surveying and removal of Asbestos. We have an on-going programme to hold a basic Asbestos Survey (Management Survey) for each property that we own which was built before 2000.

  • All of our repairs operatives and contractors are fully trained, informed & equipped to conduct works in your home.
  • We work closely with all contractors to ensure they’re aware of all Asbestos containing materials on site in order to protect both you and them during any works.
  • All of the above is in line with current guidance issued by the Health & Safety Executive (HSE).
