Investing in our homes and delivering a first-class repairs and maintenance service is central to strengthening our position as a sector-leading landlord, as we strive to become the sector-leading in-house maintenance service. With our current repairs satisfaction at around 91%, we know what makes our tenants happy but we also know how we can improve our services.

We’re looking for Commercial Managers to join our Property Investment Team and our Repairs & Maintenance Team, to refresh our focus and ensure they’re consistently timely, responsive, efficient and representing excellent value for money.

What are the roles?

Commercial & Performance Manager (Repairs & Maintenance)

Operative

Our Repairs & Maintenance Team - a dedicated team of over 230 tradespeople, surveyors, planners and support staff dedicated to delivering a right-first-time responsive repairs service across our 35,000 homes.

In your role, you'll deliver:

  • A proactive approach our repairs service, ensuring a laser focus on driving efficiency and enhancing productivity.
  • All commercial activity, including procurement, valuation and payments, contract management, budget management and performance reporting.
  • Leadership and development of the performance and capability of our Repairs Planning and Service Delivery Teams.

You'll lead our Repairs Planning, Service Delivery and Commercial Surveying Teams. and will report to the Director of Repairs & Maintenance.

  • Commercial experience in Quantity Surveying or Management Accounting, with an exposure to construction or maintenance works.
  • Working towards, or a member of, a relevant professional body e.g. CIOB, RICS or accountancy qualification.
  • An appreciation of contract law and procurement regulations. Importantly you will have an excellent track-record in managing financial and KPI performance, preferably in a construction, maintenance, or landlord setting.
  • An understanding of capital, revenue and service charge works, and charging would be a distinct advantage, as well as working with teams to drive the performance improvements.

Our Property Investment Team, tasked with working closely with our supply chain and contractor to deliver a comprehensive programme of planned works, including (but not limited to) the replacement of kitchens, bathroom, windows and roofing; ensuring that our assets are places that our tenants are proud to call home now and into the future.

In your role, you'll deliver:

  • Robust and effective contract management processes, including the development and monitoring of contractor KPI’s, ensuring under-performance is addressed effectively.
  • Management of the valuation and payment process for major cyclical, planned and capital works and contracts ensuring compliance with standing orders, Finance Regulations, legislative requirements, and payment terms.
  • Appropriate mechanisms to benchmark commercial performance and recommend new strategies, policies and plans to improve services.
  • Timely budgetary reporting and insightful analysis that ensures senior leaders have the information required to shape and lead planned works.

You'll lead a small, highly professional team of Valuation Surveyors, and report to the Director of Asset Investment.

  • Working towards, or a member of, a relevant professional body e.g. CIOB or RICS.
  • Demonstrable experience in construction or maintenance related procurement, contract management, valuation and payment terms.
  • Strong working knowledge of Construction contracts including JCT, NEC, NHF.
  • Strong working construction knowledge including Health and Safety legislation, fire safety, CDM regulations and relevant codes of practice.
