We’ll be carrying out some upgrades to the ceilings of the shops on the ground level of your building. This is to provide better fire protection to your residential areas above the shops, and to make sure your building is as safe as possible from fire. 

We’re only doing these works to make sure you’re kept even safer than you are now, so please don’t be concerned about your current level of safety.

When will these works take place?

We’ll be taking a phased approach for these works. The first phase will start on Monday 23rd June 2025. For the first week our contractors CLC will mainly be setting up and getting ready to carry out the works. 

From 30th June 2025 they will begin working on the commercial units between the hours of 7pm until 7am. Phase one of the plan will last around 2 weeks. During this time CLC will be working below flats 107 – 111 and 113 – 121. 

CLC have assured us that they will be taking all possible steps to minimise any noise and disruption whilst they are in and around your building. This includes communal areas and the conference room.

We aim to be finished all of the works within 24 weeks. If for any reason the dates get changed or the work is going to take longer than we first thought, we’ll make sure to let you know.

Why are you doing these works?

We’re doing these works to make sure you’re as safe as possible in the event of a fire breaking out in the shops below your residential areas. By improving the compartmentation between the commercial and residential areas, it would slow down the spread of a fire to your homes which would keep you safer for longer.

Is my home currently unsafe? Will these works make me safer?

It’s our priority to keep you safe in your home. While your home is currently very safe and your building has all the necessary fire safety measures, we’ve recently identified this as a measure that could keep you even safer than you are now.

How intrusive will the works be?

These works will be contained to the ground floor shops. However, there may be some disruption to homes on the first floor due to most of the works being to the ceilings between the ground and first floor.

Unfortunately, we can only carry out these works between 5pm and 7am each day and over the weekend, to avoid the working hours in the commercial units. We understand that this may cause concern to anyone living on the first floor, however the contractors have assured us that noise will be minimal.

How long do you expect these works to take?

We expect the works to take around 24 weeks to be fully complete. During this time, we will be working on different parts of the block. If it looks like the works are going to be finished early or are going to take longer than we first thought, we’ll let you know.

Will you need access to my home?

Our contractors shouldn’t need to access your home to complete the compartmentation works. However, we may need access to your home to assess if any further works are required to improve the safety of the building. If we do need to access your home, we’ll let you know in advance and will arrange a time and date that’s suitable for you.

Who is completing the works?

Our contractor is CLC, they are one of the UK's leading property maintenance companies. They’re very experienced in completing works like this and will do their best to make sure the disruption is kept to a minimum. 

We know it can be a concern to have lots of new people within the communal areas, but all the workmen will be able to show you their CLC ID badges if you wish to see them. All vans and vehicles on site will also be CLC branded, so you can easily recognise them. If you have any concerns about anyone, please ask to see their ID so you can verify their identity.

Will the works affect our access or use of communal areas?

Your communal areas and the way you access your building, including lifts, will not be affected. However, the communal conference room won’t be available for use during the works, as this will be used as a welfare room by our contractors.

What if there’s a fire while these works are happening?

In the event of a fire, the enhanced Fire Alarm system will alert you quickly.  Your evacuation strategy of "Full Evacuation" remains in place. If you hear the fire alarm, it’s very important that you leave your home immediately and make your way to the designated assembly point in the external car park. Here you’ll receive further instructions from our staff members or the fire service.

What kinds of chemicals and materials will be used? Could they affect us?

We won’t be using any chemicals for the duration of the works.

Midland Heart considers excessive noise beyond 11pm-7am as ASB for tenants, why are the rules different?

It would not be classed as ASB as we’re carrying out essential fire safety works to improve the safety of your building. Noise will be kept to a minimum during these hours.

Will there be a lot of noise from the contractors using the conference room?

CLC have been instructed to be mindful of the surrounding flats when using the conference room. Only 1 set of doors will be open for the duration of the works.
