As we start the new financial year, we wanted to let you know how we plan to reinvest your rent. Our plans are all shaped by feedback you gave us about what’s most important to you, to help improve your home, your services and your experience with us. Here’s how we’re making it happen.

Making homes fit for modern living 

  • You said: You want decent, safe and affordable homes that are sustainable to live in.
  • We are: Investing £8.1 million to help modernise our oldest homes – that are often less energy efficient and harder to keep warm – and bring them up to date for modern living. 
Tackling the cost of living 
  • You said: You’re worried about the rising cost of living, especially paying energy bills. You also told us to make homes with the lowest energy efficiency ratings a priority for improvement works.
  • We are: Investing £10.4 million in retrofitting homes during 2025-26 – especially those with the lowest energy efficiency ratings – as part of our goal to get all our homes to EPC rating C or above by 2030. 
Creating safer neighbourhoods 
  • You said: You want us to continue our efforts to manage your local neighbourhood. You told us CCTV to tackle anti-social behaviour was still a top priority, as was tree surgery to improve safety where trees grow too close to your home and help reduce damp and mould.
  • We are: Investing £0.1 million to continue our CCTV and antisocial behaviour case management efforts to keep you safe. A further £0.4 million is being invested in tree works and surveys to tackle safety concerns around trees and any impact they have on damp and mould issues. 
Improving local engagement 
  • You said: The quality of your local neighbourhood affects your wellbeing and overall satisfaction. As local councils spend less on services like refuse collection and fly-tipping, we’re stepping in to help.
  • We are: Investing £0.7 million to protect you from the effects of local council budget cuts so you can continue enjoying where you live. 
Helpful and timely communication 
  • You said: You valued us being present in your local area and wanted our teams to send you important information about your home at the right time for you.
  • We are: Investing £0.8 million across our Tenancy Services teams to help them deliver quality communications and more responsive services to you. We’re investing a further £0.1 million in new communication channels like WhatsApp and live webchat so you can have a better experience when getting in touch. 
Keeping you safe online with better cyber security 
  • You said: More than 90% of you feel safe using our app, but you want more information about staying safe online. You also want us to tell you more about how we protect your data.
  • We are: Investing £1.4 million in upgrading our Disaster Recovery and Cloud Systems to keep your data safe and secure. We’ll also be sharing more educational resources with you on how we look after your data. 

As your landlord, every decision we make is driven by what you tell us is important. We’ll always act on your feedback and work to make sure your rent is reinvested to improve your homes, neighbourhoods and services.
